Now is the time to buy! Read on: "NAR’s (National Association of Realtors)latest industry outlook predicts the housing recovery to gain momentum in the second half of 2010. “It will be at least early spring before we see notable gains in sales activity as homebuyers respond to the recently extended and expanded tax credit,” said NAR Chief Economist Lawrence Yun.

Qualified buyers who have signed a contract to buy a primary residence by April 30, 2010, have until June 30, 2010, to close the transaction to be eligible for the federal tax credit of up to $8,000 for first-time buyers and $6,500 for repeat buyers.

Yun said he expects an additional 900,000 first-time buyers will qualify for the extended tax credit in addition to about 2 million who have already purchased; 1.5 million repeat buyers also are expected to benefit from the credit. While mortgage interest rates likely will inch higher in 2010, Yun said the tax credit impact in the first half of the year and expected job growth impact in the second half will support home buying; in turn, activity should absorb enough inventory to bring a rough balance between buyers and sellers. Home prices are expected to stabilize or even modestly rise as a result in 2010, according to NAR.

In Florida’s year-to-year comparison for condos, 55,985 units sold statewide at year end 2009 compared to 38,095 units at year end 2008 for an increase of 47 percent. The statewide existing condo median sales price at year’s end was $108,000; a year earlier, it was $164,200 for a 34 percent decrease. The national median existing condo price was $178,000 in November 2009, according to NAR.

Interest rates for a 30-year fixed-rate mortgage averaged 5.04 percent in 2009, a significant drop from the average rate of 6.03 percent in 2008, according to Freddie Mac. Florida Realtors’ sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written. "

***Homebuyer Tax Credit Extended!Signed Into Law 11/6/09

The $8,000 first-time homebuyer tax credit was originally set to expire on November 30. In addition to offering the $8,000 first-time homebuyer tax credit, the new law also allows a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more. The tax credits are available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009, and April 30, 2010. Buyers would have until June 30 to close on their new homes. There is an $800,000 price limit on all homes eligible for the credit. The income limits for all buyers are now $125,000 per year for individuals and $225,000 for married couples. Under the old program, the limits were $75,000 and $150,000 respectively. The first-time homebuyer credit is also available to those who have not owned a home in the previous three years. The credit does not have to be repaid unless the home is sold or ceases to be the primary residence within three years.

We have received GTAR’s June sales report provided by Mid Florida Regional MLS. It shows a major improvement for June 2009. The number of units sold was up and the days on the market was less, inventory was down and the average sales price was up. The average sales price increased for the second straight month from $165,425 for May to $173,544 for June. A total number of units sold of 1714 showed a 23% increase over June of 2008. I have cautiously reported that the sales for 2009 are better than 2008. It seems that this trend indicates a stabilization of our market.
